Property taxes are high, weather can get rough and cause issues not found in southern states (freezing pipes) and the new changes to the tenant laws will add some new challenges (although could reduce competition with some people maybe wanting out of the landlord biz because of this).

The Lender is requiring me to have an HO3 policy, however, I am having trouble finding an insurance company to give me an HO3 policy because they speculate that the pipes are prone to freeze and burst in winter due to the home not being controlled by a thermostat.

You can eliminate 95% of bad agents by asking them how to calculate a simple return like cash-on-cash..or even CAP...just ask and they'll freeze like a deer in headlights.
