nice - any reason why you are committed to selling it when finished with school vs. turning it into a full fledged rental?

If there are a lot of holes they may show through the primer and the paint after they're finished. 

The downstairs tenant also has another floor available, bonus room in the finished basement, which might help with noise between tenants as well.

1 Bed 1 ba condos can be difficult at times, making the design as unique as possible such as adding accent walls or expensive finishes throughout the home that matches your towns aesthetic/niche are valuable additions to smaller homes where you can't usually add a pool table or other amenities you would find normally in a house. 

Most banks are retracting their physical footprints, and when they are opening new locations, there is a drive through ATM, but not 2-3 lanes of drive thru teller access.Broadly, I think the finished, leasable sq ft is more valuable.

As far as garage, and the feed back referencing the garage, that only reinforces what I have been saying for over 20 years that it is stupid to finish in garages (of course you didn't).

On top of that, a new home is generally going to have a lot more demand due to size, finishes, amenities etc.

It's a major project, and finally nearing the finish line!

Also, local realtors will know the builders who have better finishings and sell faster in the area.
