This one is just not worth fighting. 

If by chance he is not licensed , you have a lot of fighting to do 

Revisiting this... after inspections by plumber, foundation, and AC (not a general inspector) and winning the fight to get utilities turned on, I've come up with $25k of repairs/replacements. 

I'm going the traditional route of a conventional mortgage, fighting underwriting, etc.

I know some people are against getting anything without a value add, but we were fighting against the clock.

Account ClosedI would suggest that waiting for a crash is a terrible strategy, as it is hard to know when the bottom is, you lose money not being "in", you will be fighting hords of investors trying to pick up deals, institutional money is going to be blanketing the country, keeping upward pricing pressure even if we do get a correction, and what will you actually save?

I'm no lawyer, but you may want to present this situation to one and get some advice. if you're using an agent, they should be fighting on your behalf to complete this transaction.

If it is worth fighting get a good attorney.Your By-Laws may allow you to call for an independent audit at the HOA's expense.
