If necessary, I would potentially use any other income sources to speed up, stay on target or address pain points.I'm suggesting a 10 year time frame as a ball park because I will use any additional income to speed this process along.

If you can't look at a prospective property within 24 hours turn in your offer because speed does succeed in most sales.Make sure you know of anything in the building code that is unusual and budget for it.  

If you spend some time getting up to speed on the apartment model, you will have more clarity on your question.  

But, unless they've been clear they're going to fight it all, I'd focus on the fastest path to getting them gone rather than trying to get all rent due.You've got bigger fish to fry with what sounds like a rehab project starting soon.

If not or he's not interested in partnering, etc.....plan B (which actually I like as Plan A) ....is that there are MF coaches out there that can get you up to speed and where you want to go faster.  

I have high capacity washer and dryer to help speed up the laundry.
