Keep that pipeline open, but unless you tell me you're getting 65% occupancy or more with exclusively direct bookings and that's been going on for a bit of time, I'd still want to establish a presence on the big platforms as well.

I have seen 20 unit properties on the MLS with a standard agent that is selling single family homes, and I have seen 6 units on Loopnet with brokers that only focus exclusively on (fill in the threshold) type listing.

but lived there 1.5 years and sold for 150k ( sf bay area) and kept rolling up Bay Area homes to live in ending up in Palo Alto and the Napa vally and those homes each made me north of the 500k no tax exclusion. set up my life really.
