There are pros/cons to the bay area vs out of state and everyone's situation is different to reach their goals within their own timeline. 

Everyone will have a different opinion on this but personally I'm not a fan of new construction.

IMO, at least for now, the best option is to use stablecoins.There are a few different types.

Someone could claim you discriminated if you rejected them or implied you woudl then do something different for someone else.Hope this helps.

Compare that to the performance of a new property (with that equity unlocked but also with a different interest rate as @Katie Ripp said).

Maybe in different markets you could find $300/door but I think it is going to be difficult as a beginner.

@Ricky Hernandez  We bought in two different communities that had no rental restrictions then later imposed cap of 10% rentals. 

No it didn't do therefore you cannot complain about that as we expressed to you numerous times we work with many different investors.
