Life Company Carveouts basically say that if you file for bankruptcy, commit fraud or misrepresentation, or have an environmental issue, the recourse is triggered.

Appraisal, Inspection, Fire system inspection,  and Phase I Environmental Assessment to name a few possible costs.  

There should be remediation procedures recommended in there by the environmental who completed the report.

Other than inspecting the physical and financial aspects of the property you should not buy that property without a survey, zoning report (and legal review of it), phase 1 environmental, and utility inspections.

Also, any damage they did not put in as a claim.Other things to ask:- any knob & tube wiring or Aluminum wiring- are they aware any mold, asbestos, or other  pollution issue- are there any underground tanks of any kind (active or inactive)- any issues with insects, animals, etc.Check to see if there would be any issues with rebuilding on that site (will you have to upgrade to code or will it not be allowed).  

Is the land actually buildable - You will need to do a perc test (possibly some environmental testing).
