The fact of the matter is you mitigate that risk by doing what the folks above already told you....you bring money to the table and you have money in reserves if things go bad.

I agree with other responses here, and to piggyback on them it seems everyone plans to 'own forever' when they sign a 30 year lease or finance term, and then things change (job, relationship, life events, etc) and folks try to sell the property with 25-28 years left.Banks do not look at power bills when determining DTI, but they will look at a solar loan/lease. 

To maximize your first VA entitlement, I would skip the single family homes unless there aren’t really multi units (1-4units) available in your area.

And I get it but your right there are members that welcoming folks is the ONLY thing they did.

I know cities like Baltimore scare a lot of investors but I've seen a lot of activity lately as if folks have finally decided it's time to act.
