We had property there and sold it in April when market was almost at the peak and came here since we have friends and we thought Edmonton and Alberta could be better option to start real estate portfolio then Nova Scotia.If is any mortgage broker here or real estate agent who works with real estate investors and self employed people please send me their contacts.

Hi @Nova T.That is a really tough spot to be in.

The realtor selling the property said the best use would be to tear down the building and put in a gas station, 3 acres property, realtor stated selling as land.Location of property: NOVA, busy intersection in a huge growth area. 

I'm currently looking to BRRRR a small multifamily property in Nova Scotia, Canada.

However, I own properties in cash flowing markets as well as in NOVA and when comparing 5-year returns, NOVA/DC wins by a landslide.

I live in Halifax Nova Scotia and if any of my fellow investors doing the BRRRR method have an insurance company they work with to insure at the beginning of their project I could use the contact.

I have properties locally in KW and properties farther away in Nova Scotia and in Florida. 

It sounds to me like the second home is actually your new home, so no VA loan.
