not 10%... not 25%... more like a 75 or 100% increase from purchase price usually.and as others have said you don't want to buy it with a DSCR loan - you want to buy it with hard money / bridge money and then refinance into a DSCR loan.using a HELOC for the down payment just puts tremendous pressure on you to boost the value.

@Luke Masaschi, while the pathway to easing the ADU conversion process is underway in NY, I believe CA is leading the pack.That said, NY law requires a minimum ceiling height of 7 ft. and requires 2ft to be above street level.

I do not want spend my W2 income to cover house mortgages, to not have pressure if things like layoffs will happen, so my plan is to buy house in a good neighborhood that may have appreciation and some minimal cash flow after all expenses (management, maintenance and vacation).

Personally I'm not a fan of getting pressured into a deal - if you don't feel good about rushing into the deal, it's better to back out.
