An LLC is potentially one minor factor that might contribute to the evidence that you are running your rental activity as a trade or business, but it's definitely not required that you have an LLC to qualify.

I live between Somerset and Middlesex counties, so I’ve definitely noticed how tight the inventory can be.

There are definitely faster ways to grow your portfolio fully utilizing debt.

It's definitely not my end goal to keep flipping the way I am now.

This is the most realistic path to scale  for most BiggerPockets members who want to truly grow a real estate portfolio but very few reach this point. 

Besides we're hospitality people, not selling property or leasing it long term, and somewhere along the line a few states got their definitions very very mixed up!
