Does anyone have information if placing it on a permanent foundation will make sense from a long-term value standpoint?

I’ve found in my market it just doesn’t make financial sense to build additional units or rehab existing unused space to build additional units.

Hi Paola,If you are looking to buy another primary, looking to put the property into a LLC, may be changes in your income/job, looking for faster/smoother closing, DSCR could make more sense.

If you are having trouble sourcing either over a years-long period I agree selling makes the most sense.

I am looking to house hack in Montclair but I'm not familiar enough with the rent amounts and areas of Montclair to see if it makes sense.
