If I was a newbie, I wouldn't have the volume or the wherewithal to protect the lender's money the way we do.We have a couple of groups that are trying to gain our business and have offered to cut rates below what we're currently paying.  

You have $606 after tax dollars to spend on the rest of life's expenses, including investing, buying flowers for your significant other, cell phone bill, water/electric/vehicle expense/food/childcare/hair cuts/vacation. 

The main beam also has been cut to accommodate a drain pipe.

I had one applicant say that he had all the information in a word document and could I cut and paste it in.  

Maybe about 13-15 acres with some harsh terrain, streams, dense woods I don't want to cut down ever.

If we can cut that timeline down by a couple of years that would be preferrable...

It will be interesting to see if volume increases dramatically with interest rate cuts.  

While I’m making solid cash flow from my investments it would significantly cut into my cash flow if I had a $1500/month HELOC payment.

It doesn't happen like a tenant, all at once, but it's death by a thousand paper cuts.

The past couple years they have been tightening up on giving permits for STRs but this year they have the jubilee happening so they haven’t been as hard on it but that could easily change after especially with the move Spain just recently announced and Venice and Florence are cutting back as well.
