I'm working on part of an investment strategy and I'm curious about having one more valuable property that, either through a large down payment or BRRR method comes in at 70 LTV, versus using creative financing to have multiple less valuable properties at high LTV.So, assuming all properties would be at just above break even, is it better to have one $600k property at 70% LTV, or four $300k properties at 95% LTV?

Those companies you asked about are more for deal finding and direct contact to off-market sellers, is that what you are looking for? 

My favorite way is is simply using Pricelabs using a comp set, OR using Airbnb itself to see what your direct competition is.

You can also list on Facebook Marketplace, join local Section 8 Facebook groups, or contact CMHA directly - they often have a list of people looking.

I can point you in any direction if you have specific questions or need more information on a topic its funny how note investing is Soup De Jour these days on BP.. 10 years ago no one even mentioned it..  

I think I will take both of these directives and try to find a happy medium.Kevin, sounds like you're a bit new to this and while I did not read all the way down I will offer some advice I did not see up to this post of yours.

I don't know how to make this happen but the numbers work well, so I'm looking for creative advice/equity partners/private money/hard money  for how to make this happen, and then when my business sells I can pay back the loan and find financing at that point to continue the rehab.
