I am very interested to see experienced host's perspective.That's a great point, and I completely agree—many amenities are more about enhancing the guest experience, which indirectly impacts ROI through better reviews and repeat bookings.

I would agree if we were talking about financial statements, but as I understand it, we are talking about tax basis reports.For tax purposes, one can use a modified cash basis when filing.

I mean if you agree to it and they miss the first payment well then you know your answer. 

You could agree with the Seller that you will accept up to $10,000 in the special assessment and the seller covers the remainder.
