I disagree, I had a time when my name and the name on the insurance didn't match and the lender was all over it, regardless of the on-time payments.Your best bet is to refi into a commercial loan that allows the LLC (if you've already purchased the property), or close directly with a commercial loan / DSCR loan.

I have dozens of clients doing this in New Jersey most of which come from no construction background, they simply use preferred vendors we have in place (not GC's) which lowers renovations cost because there is no middle man. 

They also passed a state law that any R 1 lot can now be a duplex but this has not moved the needle much duplexs of new construction still cost far to much to build given land cost and building cost to be quote un quote affordable.

I think a problem if we own it is how the builder would get the construction loan since it is my understanding that in these type of deals, the builder would leverage the paid off land for construction.We would want to be passive.
