Would you recommend to new investors to not do a BRRRR unless they've done a local renovation or know a lot about construction?

Even if every Concrete crew was "legal", wages would pull them to other low paid laborer jobs such as landscaping, house framing, meat packing, etc, causing wages and cost to go up for new Self Storage Construction, let alone availability.Security Systems- yep sourced overseas, China.Interest rates going lower, but I expect Inflation to go higher.

And your Realtor would know more about what’s typical with new construction in your State, but I feel they should be fighting for your interests, and be the one having the conversation with the sales rep about a reasonable amount for the earnest money deposit, on your behalf.Glad you haven’t signed anything yet and hope you manage to come to terms that work for you.Keep us posted!

I have dozens of clients doing this in New Jersey most of which come from no construction background, they simply use preferred vendors we have in place (not GC's) which lowers renovations cost because there is no middle man. 

Started with a condo in construction, sold it when done and bought a beach land, sold the beach lend and bought 2 rental townhouses for rental in Greenville.
