That's what's called creating value.It looks like you consolidated two semi-detached houses--did you?

Is there a way that i could consolidate all of my loans and pay it off over a period of 15 years? 

 Why don't you out right sale a couple of the properties and consolidate up to a larger property.

The clock for this will start with the sale of the first property and 45 day identification period for that first property as well as the 180 limit for that one are what you'll have to concern yourself with when trying to do a consolidation exchange.  

Once I "consolidate" I will have that monthly payment, then I could leverage at least $30k from a 401k to have 10 - 20% down & "fixing" up money.

Either they will start contributing and the association can build reserves, or they might be motivated to sell to you.Oh and check your state's laws about requirements to consolidate condo titles.

They will take on roomates and/or consolidate households.

I have made notes as I read through the forum posts but have yet to consolidate them.As it stands, I am hoping you can provide some information on my situation.So a good friend of mine and I decided to give our best shot at this and ultimately invest in real estate in the US.

Consolidate debt, look into blanket loans, kill the debt monster!
