Quickbooks can be used with Intuit Merchant accounts.ACH fees are $0.50 per transaction.Nicely links with QB.However, QB has a steep learning curve but is powerful once you know how to use it.End of year taxes/statements and monthly client statements are easy and configurable.

I own other properties in a similar configuration. 

The garage had been converted to a room for storage.We plan to live there a year and then rent it.Any thoughts on the best way to configure this little 1600 sqft place?

@Robert Godfrey This works only if you find a showroom display that you can configure for your space otherwise you are better off replacing new or refinishing.

It might take some looking to find a configuration you're willing to live in, but it's well worth the time, the tax benefits, and the appreciation over time. 

I was told (by the company that left me high and dry after I paid them to set this up), that this configuration of a checkbook IRA needs to file a 1041 annually for the trust.  

Depending on how her lot is configured, that might make sense and could actually be lucrative in a 2.4m area.Anyway, none of this is straight forward and appealing, but they are "creative strategies [which] could work."
