If you're expecting $100k net in year one it's well worth it to add a tax CPA/EA to your team of external partners.An LLC with an S election might be the most advantageous avenue to pursue.You would have to pay all employee-owners 'reasonable compensation'. 

Things went well for the most part, but there was definitely friction in the "owner" mindset bumping up against the "renter" in terms of how rough on things we were, and the risks with seeking compensation for any damage from friends.Overall it's still something I'd recommend.

If it is true, you  or more likely the person living there that needs your care may be able to get some financial compensation.

They would of course expect some sort of compensation.

I want to be fair so the person live rent free or should I compensate like an hourly employee. 

And sending a subpoena to the company who dispersed the rehab draws will also show who financed this transition.I'm waiting to see the document joining these two separate transactions...Both in which you own on paper, hence the lender financing you, not me...I'm just the guy who did all the work and never got compensated.

Offer the tenant a flat rate off the rent as compensation.

On one hand you if you feel comfortable you would be able to collect the broker compensation on each deal minus your expenses.
