If there are issues with the way your HOA is run, get involved, attend regular Board meetings which are open to all owners, volunteer on committees, develop a voting block that can remove or replace any bad apples that are self serving or ignoring their fiduciary responsibility.

If they ARE your responsibility, check to see if there is a design review / architectural committee that must approve your choices.

I want to understand, do you really feel there is some big, IDK "reward" committee or something that goes around handing out advantages to persons for being "white"?

It seems like everyday one of the various councils or committees finds a creative way to add red tape to an already overly-bureaucratic process.

Just because a large player is making large moves, doesn't mean they have insider info on when TSHTF or that being that massive is "Intelligent", it just means they think it is.Decision by committee (???)
