Short-term rentals are much more work and much higher Op Ex as you are paying for everything (cable, lawn, pool, electricity, furnishing, post and pans, linens, etc.) but they also bring in (usually) a much higher gross income. 

Otherwise they'll walk away from any discussion with you about it and pat themselves on the back for being so clever as to get away with a lie.

I improve it - these aren't full rehabs because I'm still new, but I can add value through clever landscaping (I'm great at that), new paint, new siding... easy stuff.

Can be much higher with linens and kitchenware included. 

I'm already charging guests $385 (full cleaning fee) for the 4000 sqft house(includes linens) so to add another $100 for trash feels like a lot?

As units turn, we are adding a 1/2 bath under the stairs on the main level and also adding laundry upstairs where the existing linen closet is.

Lighter, more neutral tropical colors with white furniture and linens would be nice.

They pick up the linens and towels, wash and fold and return them etc.
