Clean it up a bit to get most bang for the buck add ons and preventative damage items like water leaks.

As the owner of the tree, it’s almost always your responsibility for clean-up and debris removal.

Charge the old tenant for cleaning and repairs, unpaid rent, and other expenses.

We would try to find solutions for issues as best as possible as long as there wasn't any cost or disadvantage to the utility.

This was an Oct 15th acquisition and took about 2 months to clean out and repair/rehab. 

I think a PA is the best solution.

I love how Mint was "semi-automatic", and did a decent job on its own although you needed to come in and tweak categories.All this to say, are there any other Mom & Pop investors out there with more complex personal finance that have found useful software solutions? 

I understand fast solutions have slow problems.If I'm myself, I continue to lean into REI via BRRRs in growing areas of buying established but undervalue in very good areas to keep it a growing % of my portfolio.

I've got the common sense items such as clean the lint trap, report leaks ect.
