There is also a tea room and coffee shop, so breakfast at one of those locations is included.  

My main interests right now would be Buy & Hold rental properties or possibly a flip.I'm thinking something super-informal over beer, coffee, tea, or food in the evening.

What can't be crunched is reading the tea leaves to see if the environment (unique businesses to support rentals etc) moving forward offers the sustainability that a investor needs to see returns off said investments. 

I know it isn't my cup of tea but obviously that doesn't mean that it can't work for someone else!

I've had to buy bedspreads for all of my beds 3 times this summer, have had a half dozen towels get stained, an electric tea pot get melted, the furniture gets damaged, etc.  

Suffice to say, not my cup of tea.- Got taken to lunch by my realtor, contractor, property manager, my tenants- Got scammed by a guy who posed himself as a MF lender- Got bullied by a real estate lawyer to sacrifice half my deposit for doing nothing wrong.A not so warm welcome.. got out with my teeth kicked in..That is not to say the market may not be for you!

He isn't everyone's cup of tea, but he knows his stuff.

If you are worried about transferring reservations from the previous owner to you, perhaps doing STRs isn't your cup of tea.
