Absolutely devastating to see how much destruction it's caused to Asheville and surrounding mountain communities.One thing I will say for certain, communities down here really know how to take care of each other.

And of course the HML wont or should not allow them as a default will cause the first position lender to have to run through a full default/foreclosure to wipe out the lien. 

Don’t give them the address of the property as this might trigger an event that will cause change.

I recommend this cause I’ve done everything from using excel spreadsheets to other softwares and nothing was as seamless or complete as this platform.

And lower income means food eats up a higher percentage of income, so rent has to be a lower lower piece.But even beyond that, when you are in very low income areas, even trying to push a $20 rent bump is disproportionately high and will cause a tenant to move. 

Since you can't escape CA LLC registration, if the property is based here, and if you are a resident here, may make sense just to form a CA LLC and simplify your life and your costs.Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

One where the guest left the freezer door ajar and it cause a freeze up of the bottom edge of the door seal.One for a clog in the master bath shower drain.

It could be the water supply line got bumped or somehow shifted and causing a small leak.  

The new wholesaler, while well-intentioned, caused all of this by trying to broker a deal on the internet with no experience, by not vetting the title company to make sure they were real, by not knowing what they were doing, and by tying up that seller's property with no plan or expertise to get it sold.

Be respectful to the inspector and apologetic for the troubles the tenant has caused them and the neighbors.
