It would have taken a while to cut all of those 600+ tires by hand with a razor blade to each sidewall,  it I know a lot of tire shops that do it that way everyday.

Doing small things right now and eventually want to do some value add projects to add forced appreciation (e.g. update the bathroom, add a deck) Lessons learned?

If no, I was thinking about bargaining with tenant and asking them to vamoosh for a week in exchange for a much nicer deck area for them to enjoy.

New roof, electrical, AC, windows, plumbing, added a 2nd shower,12x20 deck off the back door, all new interior/exterior doors, tile in bathroom floors and LVT the rest of the house.

I have a well known investor friend who has hard money lenders on deck for his projects.

The concrete side deck was crumbling along with the steps leading to that small side deck.

Replaced the back porch/deck, painted inside and outside, put new carpet in it, added raised planter boxes and added plants around the front of the house.

Here are just a few examples: missing handrails, no gutters or broken gutters, exposed subfloor, exposed wiring, insufficient heating elements, dry rot, mold, water damage, rotting or leaking window sills and trim, appliances that don't work, deck and fence in disrepair, wet basements, peeling paint, roof over 20 years old could get called out.Hope this helps and best of luck to you!
