I would bill the tenant for any charges incurred due to the lease agreement violation.

Hold the bill until they terminate and vacate, then deduct the cost from their deposit.

Not sure what state you are, but here your lease wouldn't be "void"  Anything that conflicts with the code would be (landlord-tenant code supersedes leases in DE anyway)I would just say you had them sign an older version of your lease in error and need them on the current one.

I am about to submit to the IRS my log of 500+ hours working in the STR business, most of which come from communicating with guests, cleaners, maintenance people, Airbnb, VRBO, and managing supplies, shopping, bill paying, pricing, calendars, all the daily and weekly tasks.

Some quick heloc calculations I could be approved for maybe 150k. with 8.35% rate 20 year repayment = $1287 bill.

Charging only $800 for $1200 market rent is no different to pulling out your wallet each month and handing them 4x $100 bills.

Anything you guys have found that fits that bill?
