Biggest thing would be to confirm the loan amounts and if they will lend to that particular area (being keen to make sure its not rural).

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.

I feel fortunate to find that one and the land its on is up zoned it will allow multi story mixed use commercial and resi and STR and is in the biggest city of the wine country in Oregon so upside along with it..

So you are putting in various inputs/assumptions, like gross revenue (total sales prices of homes) less soft costs, hard costs, city fees, desired profit margin (i.e. 15% of gross revenue) = residual value (what the land is worth).
