Knowing this information, should I sell and take 300k(ish) to a bigger multifamily or apartment via 1031 exchange?

In this situation, your best bet is to hire a PMC to take it as-is, in a current situation and rid yourself of the emotional headache.

If you don't want to long-distance landlord and find it to be a pain, then sell it, 1031 exchange it or owner finance, like you mentioned.

Best bet is to go talk with some local banks and commercial lenders bc most likely that's not gonna fly on any kind of conventional loan.

If you want to move it along, you could offer to waive that cost in exchange for being 100% gone by an agreed upon day/time or even offering some additional financial incentive.

I'll bet it is a leaky toilet flapper valve or something.
