It is something only you have access to unless your subscription is automatically canceled due to a payment issue.We also have never increased prices for our existing subscribers as long as their subscription is active.

They can serve the initial notice to vacate but the actual court filing needs to come from you as the owner or through an attorney.Given you're out of state, working with a local eviction attorney is definitely your best bet here.

I would say for most people, the 1st position heloc is no a good bet, especially if you have a 1st mortgage rate of less than 5%.Using this strategy with a 2nd position heloc can be just as powerful, so you can have your cake and eat it too!

Hi Kmsuea, it all depends on your commitment to actively looking for and purchasing a property. 

Understand you have great equity position but it is expensive, but more importantly  takes a lot of time and very distracting from other money making activities to foreclose.

Others who are active within the program may have other intel to share.

Unless you do that, I would not use the LLC for any activity on this property.

If you have a lease with this tenant that allows them the dogs, you can still say they are in violation of the lease, I'll bet, by something in the lease that says they aren't to bother the neighbors or cause any disturbances, etc.
