Minor stuff, maybe a rack of free weights, a benchpress, and a treadmill with a few full body mirrors and maybe a small TV.  

As I press through my pre-licensing course I begin to think about the "unknown" as I pursue a career as an agent. 

That is the only way you will ever get public record real estate data "hot off the press". 

Ogden has some lower end prices that you'll be hard pressed to find in Salt Lake (unless you go to rosepark) really depends on what type of investment you want.Ogden has less job growth and expansion so lower rents.

Furthermore you would be hard pressed to find any attorney suggesting you hold a rental property in your own name.   

Stop the presses!

The cash flow generally gets better the further East you go, but even there you'd be hard pressed to find anything that meets the rules you mention.

As a former bank regulator for more than 7 years, I can tell you that if regulators have already identified a risk, discussed it internally, then produced a formally issued document and press release that they were in agreement on internally, the issue has usually already been around for a while, and is probably past where it should be!!!

Most of the property meets you find in industry press or online from searches do have some element of sales pitch.

I know that whatever happens i must learn from the mistake and press on.
