You can require a Veterinarians health report on the animal AND require it be annually updated; we require all are spayed or neutered to minimize aggressive behavior and prevent the issues arising from multiple offspring; the animal must be carried by the handler or in a carrier when in confined spaces such as elevators, stairwells laundry rooms etc. unless doing so prevents the animal from performing tasks it was trained for; handler must clean up after the animal in all common areas and prevent offensive odors from emanating from their unit; handler remains responsible for actual damages caused by the animal including cleanup and damage of yard areas; nuisance animals that bark or create other disturbances NOT related to their specific tasks are grounds for removal of the animal and/or the tenant with appropriate notice.Some states do have more or less restrictions within their Fair Housing laws, so you do need to check on that, but our policies have been reviewed and approved by our RE attorneys.

I would not call Roosevelt a good comp- it's 2 units and larger square footage sold $629 yours is closer to railroad and Pennsylvania Ave traffic that cuts through the neighborhood.If you try to refinance my guess is $625000 is highest valuation out there and probably what you will sell for in March.Reduce the price to $639,999 and see if Santa comes along.Color is hurting in the photos (too hot)- tone down the red bark that you used in the images and the bathroom black and white (just do this with a photo app).

Now, to better deal with animals that are not pets and ESA fraud, I'm considering:-eliminating monthly pet rent, -increasing rent to include pets for everyone, -increasing (my pretty low) non-refundable fees for pets, -and specifying fines for problem tenant behaviors including failure to control animals, failure to pick up animal waste, and permitting nuisance barking.

Oh my goodness - you are barking up the wrong tree entirely.First of all, if your MMLLC only has rental properties, you should not be seeing amounts in both box 1 and 2.
