Since you're in Florida, I assume you're making offer using the FAR/BAR As-Is.You can make a cash offer (assuming you have the cash and proof of funds to back it up), but still reserve the right to finance a portion of it.

Mahalia Kennedy with Appalachian Realty is excellent- fairly new on the scene, but backed up by some 20+ year investors who mentor her, and the only realtor I've ever worked with who returns calls and emails and hasn't yet made a major mistake on a contract.

Sadly, with the plethora of new note investors on the scene, they are bidding those up to 60 cents on the dollar and guaranteeing they will lose money if they have to FC and try to sell it, only a rehabber will buy it for what they paid, or less.....

I asked him what he thought of the neighborhood--he told me he wouldn't let his 2yr old daughter come through it.3) One of the mid-flips we visited turned out to be a robbery in progress (the PM astutely noted that previous work that had been completed was now just about undone by neighborhood thugs--she had to call her construction team to get on the scene)4) Upon leaving Indy, I told Clayton and his team I was interested in only his B properties (none of which I got to see) and could they send me some to look at.
