I'll buy CA property again when markets are in a different place, and make near no cash flow for an astronomical initial investment but sell them to a less astute investor during the subsequent peak market & make that type of profit then.This thing with actual operating expenses + a 25% vacancy and maintenance reserve is still a 30% cash on cash return for an investor purchasing it with 20% down on a 120k sale price.

Of course it can be astronomical cash flow but with the thousands of moving parts and a consistent state of things being influx, the time spent doesnt justify it all completely.

You have to either do 100% of the management yourself, or you have to pay astronomical fees to have a management company rent the unit many times per year and pay to clean the unit inside and outside every time a guest moves out and you need to pay to change the linen, wash dishes, clean the refrigerator and stove, clean the floors, maintain the yard, trim trees, pay $3000+ per year to maintain a pool (if you have one) and place sundries in the bathrooms, etc.

Some of the positives that I see are:- A significant sized population that's growing- Property taxes are fairly low- Landlord-tenant laws are supportive of landlords- Cost to purchase a property isn't astronomical - Cost of living and diversity of jobs seem good Beyond that, I don't know much about the market, or specific areas that tend to be best for cashflow.
