It's more important for this project to succeed than I can tell you.I know any investor is going to want to see detailed business plans and drawings for the project's design, but I certainly can't afford to hire an architect to draw up a layout.In short, I am in the same position as a man who needs badly to relieve himself and has no pot to catch the stream.

Hello Mary,The law does state that HOA's can charge fee's for the review of submitted plans which associate to the costs the HOA pays for architects or consultants to review the plans.

You should find out from your local building department if they will accept what is known as standard construction plans or if you will be required to have them produced by a licensed architect and licensed structural engineer.Usually if your city will approve your proposal the electrical and gas meters will be installed , after your inspections have been approved.

These are usually 1-2 thousand dollars depending on format and you can pay more to have plans modified.You are not going to find home plans specific to Nashville TN unless you go with an architect.
