In the Raleigh Durham area we also have a strong university system that employers can draw from to support their employment needs. 

There is no universal way, especially when directly owned. 

On top of that, you have one of the biggest and best universities in the world here with Ohio State University.

You can pretty much look up recent national appreciation (last decade, this century, etc) and see universally numbers between 3% and 6%.
