I just bought a condo and was able to rent it out immediately.The previous owner did a lot of upgrades to the condo and left their very nice stainless steel refrigerator and wine fridge.They also left a gas BBQ grill in the backyard which I didn't test to see if it's still functional.My new tenant moved in yesterday and texted me to ask me to move the BBQ.

My advice, is in the beginning purchase in your personal name as you will get the best financing terms and once you get close to running out of slots, then buying in the name of an LLC can help continue your growth and by then you have a good track record as well.Happy hunting,Eric

Expensive yes, but the foundation companies say a big culprit is the lack of steel in the foundation (older homes), often followed by beam size and other environmental factors.
