I had bright pink laminate countertops in decent condition with solid wood cabinets I didn’t want to replace, so I had it painted light-medium grey with 2 coats of rustoleum countertop paint.

So far, that means market prices of 225-300K (ARV).While the 2% rule is subject to area, and a guidance bar only, I can't help but think I should be looking elsewhere based on rents being sub 1%, and the high capital required in acquisitions when compared to other markets (ex: 85K home).

PMs not only deal with disenchanted tenants, there are also issues with unreasonable landlords with too high of expectations.For properties in Kenosha/Racine, try @Corina EufingerFor Milwaukee, I use Citywide and LOVE THEM but if not them, then I'd use Ed at Welcome Home Milwaukee or Mike Baron from PMI as I know them personally and trust them.
