DTI is a measure of monthly obligations and income.

So if it’s a 4plex I’d say 3-500 in cash flow with you living in one of the units is a good measure to shoot for 

But my intent was to set up a good structure to manage leads as I scale up so I can measure what works and what doesn't.

I'm measuring whether to start it this year.

An absolute return considers appreciation and depreciation to measure the amount of money an investment earns over time.

I am less confused about measuring the return and whether it is a good deal or not than I am the process of negotiating a deal with a seller in which I plan to approach investors about. 

I have good credit and was looking to put about 25% down on the property but any financing I tried to obtain they measured it as a risky investment for this reason (which ended up making sense once explained).
