I would double check I suspect HOA liens get removed as well since they are junior to the tax .. over the years we bought literally hundreds if not more than a thousand parcels in CA at tax sale and never once had a lien survive.. the only bummer was we got one over turned when the county missed the statutory publishing date  ( 21 days) by one day and the owner who lost the property brought a civil suit and the judge reversed it.. the entire sale that year could have been reversed over 250 properties but each and every own would have had to bring a civil suit.. then after one year there is NO ability to reverse the sale. and of course we got our money back.. but spent money on attorney.

I agree with that, but I believe it's literally immediately for housing as in the first 1-12 weeks, and then falls it offs to the affordability angle and starts to close the gap on that.

Good luck, it is not easy to invest in because, among other things, you need a whole lot of knowledge, there are huge barriers to entry, and unless you literally know someone with experience, it is difficult to really learn.

Its also more cost efficient compared to NY in terms of fee's and overall costs to set up LLC.When I set my LLC up in Fl it took literally 15 minutes and you will need to get your Tax ID/IEN set up so you can get your business checking account set up with a local FL bank.

Literally will get the same property from 15 different wholesalers, with each subsequent email increasing the price $10k from the previous email.
