If you were to buy and hold or implement the BRRRR strategy where would you go?

Outside of networking, the podcasts are invaluable if you are willing to implement what they say.

Couple of rules to implement: no pets, no significant others staying over more than a weekend's time, no mini fridges or heaters.

It seems like people are just hearing those terms and jumping on it .https://www.bloomberg.com/news/articles/2017-12-18/fintech-mircocap-stock-jumps-2-400-after-touting-crypto-linkI am sure most of these companies won't be around forever but I dont think the technology will be going away especially with huge companies researching and implementing it .I was young during the dot com bubble but was following stocks and the market at the time and this feels very similar with these tokens surging so much in price .So far I've only invested a very small amount in ICO , the team seemed very legit and they already have an existing related legit business .Still trying to figure out token distribution and actually being able to trade on the crypto exchanges it's been interesting though .It's not a user friendly experience and there's lots of new terminology and words to learn and different random tools like wallets etc .. but that's kind of what makes it fun too .

This might be something you could implement in spring when rentals are easier to fill and your settled.You could do a rent increase within a decent percentage..between now and then.. 

Basically they have to pay down everything else before they get to their $10 parking space rent, as long as the renting parking space is not paid we can tow or boot any car in the spot.Levi:Though I have posted above about renting parking as a separate (commercial) engagement from the renting of accommodations - zoning will likely play a role in the practicality of implementing such an approach.  

This was before Dodd-Frank and SAFE Act implementations on all states. 

I spent nothing extra and it takes no time to implement.

I am looking to implement a buy and hold strategy for 2-4 unit multifamily properties since I am looking for an ideal balance between positive cash flow and appreciation potential.
