I like to be able to decide how I want to fix things and not a contractor that I have to hire becuase the warranty company says I do. 

I hadn't really considered buying houses that need a lot of work because I have no experience with hiring contractors for large projects, but that might be the only way to get a cash flowing property here right now.

Should I just bite the bullet and hire a bookkeeper? 

We need to hire more team members to keep up with our growth and will likely raise capital for operations.

If you won’t hire a PM I’d send something like: You’ve been a great tenant but because of market conditions the rent will be increasing to $x at the end of your current lease.

Personally, Id hire someone who will either straight up guarantee or all but guarantee you'll pass if they do the work.
