For this to have happened, the hot water heating system is PROBABLY not a REALLY old system, and is therefore PROBABLY is pretty good shape with a small, modern, powerful circulating motor that may or may not need to changed.

These are modern style homes so not sure if this would work in your market / style. 

Never under estimate the value of modern draw pulls. 

A new rug and paint in the living room in a more modern pallet may make the biggest bang for your buck.
