That sounds awesome - and I am a big fan of Tahoe. 

I am also a fan of leverage, but not over leverage and I presented loan option other than heloc for long term debt (due to variable heloc rates).

Most of the remediators work with the insurance companies directly and they will start immediately to dry out area with huge fans, remove drywall, etc. 

Besides, I am not even a fan of tax advantaged accounts like IRAs and 401ks because you cannot do what you want with your OWN money.

After that, I'm told that The closing must be attended in person, so I guess you'd  better sign a power of attorney over to a family member or friend you trust or,  get your frequent flyer miles up.

Also if you are looking OOS 20% down is frequently required and on the average price you're looking at 40k-80k down...

I live in North Myrtle Beach, have a large STR rental house in the Cherry Grove section of the beach, and frequent Myrtle Beach proper often for dining and shopping.  

Some investors think I am crazy doing that and perhaps so, but I take other people's money seriously and even when the crap hits the fan (and it will if you do enough deals for a long enough period of time), paying back your lender is priority one in my book.Most of my deals for private money also include a balloon payment rather than monthly payments.

I do find myself shopping quotes frequently.

TX insurance cost was getting really high and not a fan of the debt structure although ODC did things to manage the risk associated with the debt.
