You're not taking that into account in your calculation.You cannot do a 1031 with your syndication investment.

You can create an account and look around for free so you can see if it will work for you. 

Just make sure all pieces are accounted for regularly.

The listing parties all seem to have 2024 accounts.

And they should have accounts for everything with heavy discounts built in for their quantity buying.

Make sure we're accounting for the appreciation, cost of the sale, cost of the purchase and one of my favorite factors, the risk.

You may be profitable, but I'd prefer to avoid the possibility of having to do unnecessary repairs or not holding my tenants accountable for damage when I know their actions might have caused any unforeseen damage.
