Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well.

But the city has risks too: historic tanneries, dry cleaners, gas stations, garages, workshops, any kind of industrial use - always be suspicious of what people did with chemicals back in the 50s and 60s when the general population had no awareness of the damage

I'm a new investor.I have an issue with one of my properties, the heavy rain and winds had broken a branch off the tree, and it fell on the driveway on top of my tenant's car and damage the car, is the landlord's responsibility to fix the car?

If the tenant identifies an area of moisture that may be causing growth we immediately address the source of the moisture, replace and damage building material (usually dry wall) and or use mold cleaning solutions/mold blocking primers as required. good luck

Typical assumption is that security deposit would 100% go to cover property damages - that's the whole nature of the deposit IMO.
