You can certainly do a commercial loan on a duplex, @Tavaris Council.

You MUST be involved and make your voice heard in the legislature, city and county councils.  

Read through some of these forums, there was a guy a week or so ago in Ohio saying he had to go to lots of city council meetings and fight anti STR laws to keep his investments legal.

The problem is that nobody can predict depreciation so it's more of a gamble, particularly in a state like California where a governor or City council can destroy the market with their heavy-handed regulations. 

I called all the council members and three of them gave me a flat out no.

@Emilio Ramirez - I always cite Arvada as the ideal place to be on the front range: between Boulder/Denver, adorable downtown, lightrail access, progressive city council.

It's been a bit of a roller coaster with our city council. 

He just gave me the bums rush, and implied that the city and the school district are not interested in capitulating unless forced to by legal action.He had even peformed a survey last month-doing us a favor unknowingly-as a result of a request by a LB City Council housing task force, which shows that Long Beach is the only local school district surveyed that charges this fee for less-than 500 sf ADU's...see attachment at end of memo here:https://www.longbeach.gov/glob...
