Well after a 2nd conversation (break for Christmas) just a day ago, she now wants to use this agent "friend" after I said that I would get my attorney to draw up a purchase agreement and get it over to her.Clearly my conversation with her I know she doesn't want to proceed without using this agent "friend" of hers.

We found plates and glasses, etc also at an auction, and would flesh them out from Christmas Tree Shops (that's where we'd replenish wine glasses, silverware, coffee mugs - can't beat a buck apiece).Bottom line is that there's a lot to purchase when you're starting from scratch.

Some of the great advantages are of course tax deductions but you can use the HSAs and 401k plans to invest in Real Estate, as well as other things so long as they are set up in your plan, and you can pay the spouse and kids (usually starting at age 5 or so as they have to contribute to the business somehow to be compensated) through the company's payroll which creates a nice tax deduction for braces, Christmas, birthdays and more!

There's a saying I remember that goes if you want to ruin Christmas let a family member borrow money in June.If you have to borrow money from friends or family make sure you both agree that it's just business and have an agreement for what you will do if the money doesn't come back the way you planned or doesn't come back at all.That way everyone can prepare themselves for the worse and there's less likely to be hard feelings because it was already planned for if things went sideways.That's my thoughts, I hope it helps and good luck!
