I also suggest a drive-by so they are not unpleasantly surprised by the neighborhood when they to the showing, and just keep on driving by anonymously as I wait outside.

This is not legal advice, just friendly information.People put properties into land trusts with the hope that they will remain anonymous or that they will trick their lenders into transferring the property to an LLC without triggering a due on sales clause.

That said, I would love if the community could share some insight on Where and How to structure the initial LLC (keeping cost, asset protection, and anonymity in mind).

Previously it may have provided a limited sense of anonymity, but now if your LLC is a single member, the K-1 is made out directly to you with your LLC information pretty much being a footnote.

everything I’ve seen and talked to people is the trusts offer increases anonymity, not asset protection.  

Staying anonymous online helps limit your exposure, however, the driver of the car you accidentally cut off 2 blocks from your home could easily follow you home and make your life a living hell without even knowing your name.
