I see a book on Amazon called Term Sheets For Real Estate Funds but it wont let me download the whole book, just a sample...ugh.

I just ask because this wont be absolute but if its been sitting on the market where other savvy investors have passed it up there might be something they know that you dont ( but dont take this as absolute) .  

There is every possibility of a scenario where you wont meet that knowledgeable real estate agent , depending on your search strategy .

banks do set up LOC for HML to do as you suggest.. but those LOCs are pretty tough to get and you certainly wont get one without a lot of experience.. 

You will need to suffer the financial pain for now and at some time in the future off load the property with the hope of breaking even.  

If they wont be able to move the home out for any reason at all you can offer to take over the title of the mobile home then rent it out to a new tenant. 

I heard a lot of stories where squatters take advantage of the system and landlords suffer because our state law favors tenant.
